South Carolina VA IRRRL: Streamline Refinance From Our Home State
Home Loans Inc is based in North Charleston, so South Carolina IRRRLs are home turf. Here is how the attorney closing, the signing rules and the costs work here.
Home turf
This is where we live
Our office is on Ashley Phosphate Road in North Charleston, about 15 minutes from Joint Base Charleston. South Carolina is not a market I study from a spreadsheet. It is where I drive to work.
That matters for an IRRRL less than you would think, because a streamline is a light loan. Usually no appraisal from VA. Usually no income verification from VA, though some lenders add overlays. What it does mean is that I know how the closing attorneys here work and how long things take.
Home Loans Inc holds South Carolina Mortgage Broker License #1728740 in South Carolina.
Who sits at the table
Attorney-supervised from start to finish
South Carolina requires an attorney to supervise a refinance from title work through closing. That goes back to State v. Buyers Service, and it applies to every IRRRL in the state.
Closings are wet. Funds are wired at signing and held through rescission, then the old loan gets paid off. Because this is an attorney-closing state, remote online notarization is not generally usable for a full refinance e-close here. Expect to sign with the attorney, in person or through an arrangement they approve.
For a family split between Charleston and a ship, that means planning ahead. Pick the closing date when we lock, confirm the attorney has your schedule, and keep the payoff statement on your current loan close by. None of it is hard. It just does not happen by accident.
The bases we hear from
Lowcountry, Midlands and the Pee Dee
Joint Base Charleston
Air Force and Navy in North Charleston. Summerville, Goose Creek, Mount Pleasant, Daniel Island. Our backyard.
Fort Jackson
Columbia, Lexington, Irmo. The Army's largest initial entry training installation.
MCRD Parris Island
Beaufort and the Bluffton corridor. Marine families who bought with VA loans.
Shaw AFB
Sumter. Air Force families, some of whom PCS out and keep the house.
That last point is a big one. If you bought near Shaw and now live in Germany, you can still streamline the Sumter house. VA only asks you to certify you lived there before.
The easy parts
No spouse signature, no refinance tax
South Carolina abolished dower and curtesy in 1985. A spouse who is not on title does not have to sign the mortgage on a refinance. Homestead here is a creditor and tax protection, not a signing rule.
On costs, South Carolina does not impose a special tax on a refinance. You pay recording fees, since a refinance does not create a new deed transfer. Fewer costs means the 36-month recoup test is easier to clear. The attorney fee is the line that varies most, so ask what it includes before you compare offers.
State rules on high-cost loans, like pre-close counseling, a 2.5% cap on financed points and a 42-month anti-flipping benefit test, are aimed at abusive refinances. A properly priced IRRRL with a real benefit should not come near them.
Before you call
The quick eligibility gut check
Your current loan has to be VA. You need at least six payments made and 210 days since the first payment due date, whichever is later. The new loan must give a net tangible benefit, and the closing costs must come back to you in monthly savings within 36 months. The funding fee is 0.5%, waived if you get VA disability compensation.
South Carolina forecloses non-judicially. If the current payment is tight, fix it while you have room. Send me your rate, balance and first payment date. I will give you a straight yes or no. If the answer is no today, I will tell you what rate would turn it into a yes, so you know when to call back instead of guessing.
That is the whole pitch. No appraisal drama on most streamlines, no tax surprise, and an attorney closing process we know from our own backyard.
South Carolina VA IRRRL questions
Can I e-close my IRRRL in South Carolina?
Usually not a full e-close. South Carolina requires an attorney to supervise the refinance from title work through closing, so remote online notarization is not generally usable for a complete refinance e-close. Plan to sign with the closing attorney. If you are deployed or out of state, ask early about how the attorney handles remote signers.
Does my non-titled spouse sign my South Carolina VA refinance?
No. South Carolina abolished dower and curtesy in 1985, and its homestead law is a creditor and tax protection rather than a signing requirement. A spouse who is not on title does not need to sign the mortgage on a refinance. Your attorney confirms vesting at closing.
What taxes does South Carolina charge on a streamline refinance?
None special. South Carolina does not impose a refinance tax, and a refinance does not create a deed transfer, so you pay recording fees only. That keeps IRRRL costs lean, which helps you meet VA's requirement that costs be recouped through monthly savings within 36 months.
I PCS'd from Shaw and rent out my Sumter home. Can I still streamline it?
Yes. An IRRRL only requires you to certify that you lived in the home before. You can refinance a home you now rent, as long as the existing loan is VA, it is properly seasoned, and the new loan delivers a real benefit.
Why does a North Charleston broker matter for a VA streamline?
A streamline is light on paperwork, but South Carolina closings run through attorneys. Working with a broker based near Joint Base Charleston means knowing how local closing attorneys schedule, how rescission funding is handled, and how to keep a military family's signing on track.
