Indiana VA IRRRL: Simple Closings and the Streamline Tests
Indiana makes the VA streamline refinance about as simple as it gets. Here is how it works, from a broker who is not licensed in Indiana and cannot take your application.
Home Loans Inc is not licensed in Indiana and cannot take a Indiana application. We lend in South Carolina, North Carolina, Virginia, West Virginia, Florida, Georgia, Alabama, Mississippi, Iowa and Wyoming.
Indiana's quiet military map
Tankers, a weapons lab and a Guard training ground
Indiana does not have a giant active-duty base, but it has plenty of veterans with VA loans. Grissom ARB near Peru flies Air Force Reserve KC-135 tankers. Naval Surface Warfare Center Crane works on weapons and technology. Camp Atterbury in Edinburgh trains the National Guard. Add everybody who came home to Indianapolis, Fort Wayne, Evansville, Bloomington or South Bend after their service, and the streamline audience is large.
I need to be clear. Home Loans Inc is not licensed in Indiana. I cannot take your application. Think of this as a briefing before you talk to an Indiana-licensed lender. You will know the rules, you will know the costs, and you will know when an offer does not add up. That is the whole point.
Indiana keeps it simple
Title company, wet funding, one signature
Most Indiana refinances are closed by a title or escrow company, and an attorney is optional. Indiana funds wet, so the loan money is generally available at signing, subject to the federal right-to-cancel window on a primary residence. Remote online notarization is generally available.
On signatures, a non-titled spouse generally does not need to sign an Indiana refinance. Dower and curtesy were abolished, and homestead in Indiana is a tax matter rather than a signing requirement. Title vesting still decides who signs, so if your spouse is on the deed, they sign.
Costs are tame too. Indiana has no mortgage recording tax, so you pay a flat county recording fee instead of a percentage. Each county sets its own fee. Foreclosure is judicial, which should mean nothing to a borrower who is current. Prepayment penalties are limited mainly by federal rules on most current first-lien refinances, so ask the lender to confirm in writing that your new loan carries none.
Does the deal pay?
The VA streamline tests, Hoosier edition
Time in the loan
At least 210 days from the first payment due date and at least six monthly payments made. Whichever is later counts.
Payback period
Your total costs must come back through monthly savings within 36 months. Indiana's low state costs help here.
Real benefit
VA requires a net tangible benefit. A lower payment with nothing gained elsewhere still needs to clear that bar.
Funding fee
0.5 percent of the loan. Exempt if you receive VA disability compensation.
If a lender's quote cannot spell out each of those, ask again or walk. Indiana's state-level costs are about as low as they come, so most of what you pay is lender and title charges. That is where a sharp borrower should push. Ask for the fees itemized, ask what the title company charges, and compare at least two offers side by side before you commit.
Common Indiana questions I hear
Rentals, appraisals and income
Moved from Indianapolis to a new job and kept the old house? You can still streamline it. VA asks only that you certify you occupied the home before.
Worried the Fort Wayne or Evansville market will not support your value? VA usually does not require an appraisal on an IRRRL, and it usually does not verify income either. Some lenders add overlays, so ask what yours requires before you start. And remember, an IRRRL only refinances an existing VA loan. It is not a cash-out product. Reservists out of Grissom and Guard members drilling at Atterbury often have VA loans from an earlier active stretch. Those loans count. Bring this page to a lender licensed in Indiana and make them prove the savings.
Indiana VA IRRRL questions
Do I need a lawyer to close my Indianapolis VA streamline?
No. Indiana refinances are typically closed by a title or escrow company, and an attorney is optional. Indiana also funds wet, so loan money is generally available at signing, subject to the federal right to cancel on a primary residence.
Does my wife have to sign if the Fort Wayne house is only in my name?
Generally no. Indiana abolished dower and curtesy, and homestead there is a tax matter, not a signing rule. Vesting still controls, so if she is on the deed she signs. The title company will confirm.
What are the recording costs on an Indiana IRRRL?
Indiana has no mortgage recording tax. You pay a flat county recording fee, and each county sets its own amount. The bigger items are lender and title charges and the 0.5 percent funding fee unless you receive VA disability compensation.
I served at Camp Atterbury and moved out of state. Can I streamline my Indiana home?
Yes, if the current loan is VA. You only need to certify that you lived in the home before. Seasoning, the 36-month recoup and net tangible benefit rules still apply, and remote online notarization is generally available in Indiana.
Is Home Loans Inc able to take my Indiana application?
No. Home Loans Inc is not licensed in Indiana and cannot take the application. Use this page to understand the process, then compare lenders licensed in Indiana and ask each one to show the 36-month recoup in writing.
