Michigan VA IRRRL: Timing Your Streamline from Selfridge to Grand Rapids
The first question on any Michigan streamline is when, not how. Home Loans Inc is not licensed in Michigan, so here is the calendar, the paperwork and the Michigan quirks to bring to a local lender.
Home Loans Inc is not licensed in Michigan and cannot take a Michigan application. We lend in South Carolina, North Carolina, Virginia, West Virginia, Florida, Georgia, Alabama, Mississippi, Iowa and Wyoming.
Start with the calendar
When can you actually streamline?
Every week somebody calls me the month after closing and wants to refinance. Hold on. VA has seasoning rules, and they are the first gate.
Count 210 days from your first payment due date. Separately, count six monthly payments made. Whichever date comes later is the earliest your IRRRL can close. Not the earliest you can start talking to lenders, the earliest it can close. Start shopping a few weeks before, so you are ready when the date arrives.
Then the benefit test. The new loan has to deliver a net tangible benefit, and your monthly savings must cover the closing costs within 36 months. If a lender cannot show you the payback month in writing, that is your cue to walk.
The Michigan paperwork
Your spouse signs twice
On a principal residence, a non-borrowing spouse in Michigan generally signs two things: the mortgage, and the right-to-cancel notice. Michigan abolished dower in 2017, but the homestead-joinder practice on the marital home is still very much alive. So plan on both of you at the table, or on a remote notary if you are split across duty stations.
The rest is easy. Title companies close Michigan refinances, and no attorney is required. Michigan is a wet-funding state, so money generally moves at signing, after the federal right-to-cancel window on your primary home.
Foreclosure here is non-judicial, by advertisement. Any prepayment penalty is limited, commonly one percent within three years, so check your current note before you assume you are clear.
Costs and taxes
Two Michigan surprises, both good
No mortgage tax
Michigan does not charge a mortgage recording tax on a refinance. You pay flat recording fees, commonly about thirty dollars per document. Low costs make the 36-month test easier to pass.
No uncapping
A refinance with no title change does not by itself trigger a property-tax uncapping. Swapping your VA loan for a cheaper VA loan, with the same names on the deed, should leave your taxable value alone.
Add the VA side: the funding fee on an IRRRL is 0.5 percent, and it disappears entirely if you receive VA disability compensation. VA usually does not require an appraisal or income verification, though some lenders layer those on.
Who and where
Guard bases and the markets around them
Michigan's military footprint is mostly Guard. Selfridge ANGB in Harrison Township hosts the Air National Guard and multiple tenants in the Detroit metro. Camp Grayling, up north in Grayling, is the largest National Guard training site in the country. Battle Creek ANGB rounds it out with another Air National Guard unit.
Detroit metro is a big market with varied comps and plenty of affordable suburbs. Grand Rapids is growing with a strong new-construction scene. Ann Arbor is a university town and expensive. Traverse City and the rest of Northern Michigan are seasonal and resort-influenced. Lansing is the capital and moderate. On a streamline, all of that matters less than you think, because the appraisal is usually off the table. And you only have to certify that you lived in the home before, so a Guard member who moved for a civilian job can still refinance.
The fine print on me
Not licensed in Michigan
Home Loans Inc is not licensed in Michigan and cannot take a Michigan application. Bring this calendar and these questions to a Michigan-licensed lender. A good one will answer them without blinking.
My short list for that conversation: what is my first eligible closing date, who has to sign, what are the recording fees, does my current note carry a prepayment penalty, and what month do the savings pay back the costs? Five questions. Write the answers down for every lender you talk to, then compare.
Michigan VA IRRRL questions
How soon after buying can I do a VA streamline in Michigan?
VA requires at least 210 days from your first payment due date and at least six monthly payments made, whichever is later. Michigan adds no extra waiting period. You can start comparing Michigan-licensed lenders a few weeks early so you are ready to close on the first eligible date.
Why does my wife sign the right-to-cancel notice if she is not borrowing?
On a principal residence in Michigan, a non-borrowing spouse generally signs both the mortgage and the right-to-cancel notice. Dower was abolished in 2017, but the homestead-joinder practice on the marital home remains. Expect both of you to sign.
Will refinancing my Michigan home uncap my property taxes?
Not by itself. A refinance with no title change does not trigger a property-tax uncapping in Michigan. If the names on the deed stay the same and you simply replace your VA loan with a new one, your taxable value should not reset because of the refinance.
