VA IRRRL Checklist: The Only Three Documents You Need to Start
Skip the Guesswork - Here's the Full List
If you're researching an IRRRL, you already know the basics: it's a streamline refinance for existing VA loans, built to lower your rate or get you off an ARM. What trips people up isn't the concept, it's the paperwork question. So here it is, in full. A soft credit pull. A driver's license. Your current mortgage statement. Nothing else is on the starter list.
Why the List Stays This Short
The IRRRL exists because the VA already underwrote you once. Re-verifying income, re-pulling tax returns, or ordering a new appraisal would defeat the purpose of a streamline product. The governing requirement is the net tangible benefit test - the new loan has to actually lower the payment, or convert an adjustable rate into a fixed one. That's the substance of the underwriting. Everything else on this list exists to confirm identity and payment history, not to re-qualify you from scratch.
A Real-World Example
A situation that comes up often is a veteran homeowner, illustrated here by a homeowner named Sarah, arriving with a folder built for a purchase-level underwrite - pay stubs, W-2s, bank statements. None of it applied. Once she produced her mortgage statement and driver's license and a soft credit pull confirmed she was current, the intake was effectively finished. That gap between what borrowers expect and what the VA actually requires is the single biggest source of unnecessary refinance anxiety.
Where Overlays Sneak In
Here's the part worth knowing before you start shopping: the three-item list is the VA's floor, not necessarily every lender's requirement. Some lenders add overlays - extra income verification, a new appraisal requirement, tighter credit thresholds - on top of what the VA actually asks for. That's a lender choice, not a VA rule. If a lender tells you to gather two years of tax returns for a straightforward IRRRL, it's fair to ask whether that's a VA requirement or an internal overlay. Working with a broker who has access to multiple lenders means that if one shop wants more than the VA requires, there's often another whose guidelines sit closer to the VA baseline.
What to Pull Together Right Now
Before you call anyone, find your most recent mortgage statement and have your driver's license handy. That covers two of the three items instantly. The soft credit pull happens on the lender's end. If your current rate is meaningfully above what's available today, that short list is genuinely most of what stands between you and a lower payment.
